renovating extension flat roof

I'm looking for an indicative price to have the flat roof on the extension of our home renovated.

It is currently about 10 years old and it is starting to show signs of leaks especially around the area where a clear plastic dome/ski-light is seated.

also some areas of the roof surface are soft, indicating that wathever wood is underneath is a)chipboard, b) damp and probably rotting.

the size of the roof i'm not sure of but the surveyor who looked at the house said it was just under the size required to apply for a planning permission when it was built. I hope this indication helps.

the roof is covered in squares of that tar like material normally sold in squares and fused with a blowtorch in patches.

As stated I'm looking for an indication of price, tips and maybe a contact. The house is in Dublin 5.

The "softness" could be insulation material.The bitumen felt should not come in squares but in rolls/lenghts ,the lesser joints the better.When you are already on the job bring in some extra insulation and maybe exchange the old window with a double glazed , gas filled , super E window.Flat roof windows eat huge amounts of energy.When putting down the new felt go for a material that has sand or grit attached to it,these last longer because the UV light from the sun will not get directly on the bitumen.
 
using sarnafil on a new build - just looks like a mouse mat - hope it's good - let you know in hopefully 20 years
 
thanks all for the answrs. Has anyone actually had this job done recently in dublin and can give me an indication of price or maybe recommend a roofer? I'm going to get a few quotes from roofers on the yellowpages...
