I'd like some information on remortgaging. The information I've gathered from this site is that in general Legal fees etc should cost around 1,200 plus vat and that it may be quicker/easier to use my old solicitor (purchased my house 3 years ago) Would this be correct?

My boyfriend and I purchased our house 3 years ago we've €100,000 left on the mortgage it was taken out over 30 years (variable). We how want to pay off our other existing loans (credit union, Personal loans and car loan) by remotgaging for €150,000 over 25 yrs. I believe our wages should cover that amount. Total of €44,000. Do we need to have the house valued to show its worth €150,000 (which it is, bought first in a new development) or do they go off your total wages?

A number of lenders (IIB, Ulster Bank and the EBS) offer fees free switcher mortgages and Bank of Scotland and NIB will pay a contribution towards legal fees. Based on a combined income of €44,000 and no other debts you should be fine for €150,000 as long as this doesn't represent more than 75% of the house value (for the fees free switchers). You might want to take the opportunity to reduce the term of the overall mortgage by overpaying so that your mortgage equates to your combined current loan repayments?
