Hi Guys

A mate of mine is thinking of working for Remax, you are self employed with them, pay them a monthly fee for a desk in their offices and get 70% of the fee you charge clients. Does anyone know of people who joined them successfully or otherwise ?

Thanks

Dont know if this will help you or not but a friend of mine is in the process of completing a course in auctioneering, on his 2nd yr of the course and noone would tell him of the salary & what to expect.
Finally he managed to get it out of them - one lady has been in the business for a few yrs and makes 25k the other in it a lot longer and makes 35k both are quite 'sucessfull' in their field, I know my mate was a bit put off at the wages are below what he expected.
Again dont know if this helps you.

I don't believe that mate, i know must "Good" EAs are earning 75K plus and over 200K for the Top 5% i know that much. I really want to know more about the Remax model.

I know someone working in one of the top estate agencies in Cork earning only 32k per year with about 3 years experience. Have heard of one other person with a top agency in Dublin on a similar paltry figure.

Again different company, different package - Remax anyone ??

Its commission based. Obviously depends on how many properties you sell and the value of same. Some auctioneers are lucky, they get a property, get their client to pay for the advertising and then just wait for the commission to roll in. I know of one development site that sold without the auctioneer even having to show anybody over it, and he got €€€€€ in commission....just for one transaction. Nice work if you can get it.

I was shown a house in Kildare some time back by a remax agent who pulled up outside the house in an '06 5 Series BMW.

She ain't earning 25K or 32K let me tell you.

She could be up to her eyes in debt or have a very wealthy husband?

The top two remax agents in ireland 2years ago earned over one million in commission. Fact. Im not aware of figures since then. One was Ena loakman in portlaois (im sure you thought it would be a person in dublin) the other is in Kildare. can rem her name.

Also just a bit on how it works. its a serviced office concept. basically use the services of the office like reception, insurance, desk, phone, computer etc then pay a mothly amount usually close to or over 1k per month. all sales then the agent hands over 30% commission and keeps 70% of fees generated. pay their own advertising costs etc. if it was me i would be setting up the brokerage and not becomming the agent!

Its a franchise and you would have to go through the office in Tallaght. Mark Campbell is the man you need to speak to. they usually only sell to an existing auctioneer or estate agent. think its about 15-20k for a franchise for 5 years.

admin and associated costs can really eat into your friends profit

after all we all work to make money and if you are putting the hours in you deserve all you get

I work with a large number of estate agents from little to large and help them save from hundreds to thousands of € a month in printing costs

I wont put up my details direct but if you want to pm me I can give him some advice on getting the most for his investment

good luck

Huge turnover of agents. I know of 2 offices in trouble in the S Dublin area, one that has closed.
Its all down to the office you get into. the agents have to do all their own admin and chasing listings.
I would say its more up to the offic you get into than the individual. Some offices are located and compete against better established names and just cant cope. As its a franchise its win win for the parent co as you pay them to work for them. If you go bust theres always another.

Is Lorraine Mulligan the agentyou are trying to think of in Kildare. I think she won agent of the year for best overall sales at one stage.

I also know the Remax office in Lucan was one of their most successful offices, as the houses there just sold themselves and once the front door was opened, sale agreed went up. How things have changed since Summer 06.

thats her. i met her in belfast.found her to be an incredibly nice person. very approachable. if the agents arent successful i think to be honest its down to no-body but themselves. if the broker cant hire a good secreary and have teh calls answered and distribute the business that comes in the door fairly then he shouldnt have been sold a franchise day one. i think to be honest this is unlikely that someone could go to the trouble of buying afranchise and to be lacking in such basic business skills.

I have noticed an increasing trend of Remax EA's that have gone out on their own..Christine Wilson and Richard Moore have set up their own agency. Perhaps your friend should give one of them a call and see what their view is...Similary Smith Curley in Lucan was started by two ex DNG guys. I would imagine if your anyway sucessful you would want all of the profits for yourself...so join a firm for experience then go out on your own......
