Sounds like you may currently fall under the definition of a license arrangement versus a tenancy. Do you maintain access and restrict the current people from accessing the 4th bedroom or other areas of the property?
If you register with the RTB and establish this as a tenancy, you must register with the actual rent, not some rent you would like to charge at some point in the future.
