I have a student house in Limerick which has never been registered with the RTB. There are 3 bedrooms, with 4 beds. At the moment I just rent out 3 beds at €600 per month i.e. €1800 per month

2 questions:

When I register with the RTB can I record rent at €2400 just in case I do at some point rent out the 4th bed?
Does the rent registered with the RTB have to equal to the rent declared to the Revenue? (In the scenario where I do not rent the 4th bed, this is obviously the case and also there are some months where occupancy is even less with a change of students).

Sounds like you may currently fall under the definition of a license arrangement versus a tenancy. Do you maintain access and restrict the current people from accessing the 4th bedroom or other areas of the property?

If you register with the RTB and establish this as a tenancy, you must register with the actual rent, not some rent you would like to charge at some point in the future. Also, while you could reduce the rent should some of the tenants leave, that would then reset the clock on when the next rent review could take place and
