refurbishment work

Hi. I am a FTB looking a property in Dublin. I have seen a great house in need of a lot of work and want to estimate costs in order to have a ceiling bid in my head before getting too attached!

This house is c. 650 sq. feet
2 up 2 down
parlour kitchen
ex. council house
no upstairs bathroom
long garden - property extendable to the rear

work needed in order:
central heating
rewiring
plumbing a bathroom upstairs
converting spair bed into bathroom + spair
double glazing (perhaps only in front)
guess: 15-20k

and then:
kitchen extension + new kitchen
guess: 30k

The plan would be to proceed with work slowly and build it up but there is no point if the price diff between this house and another with the work done is not worth it. any thoughts?
 
Those prices seem average to me. But I think if you shop around you could get them down. Its very easy to underestimate how much refurbishing a house will cost even after you have considered the big ones (heating, electrics etc..).
 
Depends on how big the kitchen extension is going to be? €30K would roughy get 18-20 Sq meters (approx 12ft x 15ft) going by what I was priced recently.

I like having a realistic average price in my mind then allow for 20% overspend (as something always goes off plan!) and then try and shop around to make savings on each individual job.

The price per Sq foot is a great guide thanks TheBlock!
