Has anyone experience with any letting agents in Cork suburb.I have a 3 bed semi that I am keen to rent out but will be overseas so unable to manage it myself. Have had a relative previously look after the house but now it is a burden for them.

What are the costs involved...what do you get for your money etc?

Any advice/pitfalls to avoid etc.

What do I need to provide in way of paperwork for them?

Who decides what the current rental value should be?

I found it best to give it to a local agent to rent as they have the most success. Cost for me (haven't rented it out in a few years) was months rent. We had the rental agreement drawn up which included list of items in house etc so gave that to them. Don't think we had any other paperwork. They will advise also on rental income.

Advice - get references from their current employer and previous landlord. See if you can negotiate with the agent for them to cover the cost of finding a replacement tenant if their tenant moves out in the first 12months. Will the agent manage the property - ie take care of repairs, etc.
Pitfalls - Leases don't seem to be worth the paper they are written on.

List of property contents / additional expenses / refuse / satellite / mgmnt fees.

We are in the same boat at the moment.

Generally we are finding that they charge 7-8% of the annual rental income for letting the property, and then 5% of the annual rental income for management.

Some charge for placing adverts on top of the letting fee.
