Thanks GreenbookForget the fixed term lease, the legislation overrides whatever you agree with your tenant. Once a tenant is in situ for 6 months, they are effectively entitled to a lease for life. You can only get back the property if you are selling, moving in yourself etc. After 6 months, your tenants can stay on forever unless you are selling - it doesn't matter a jot that your lease says 12 months.
There is no reason for them to do so as their Part IV rights override any lease you ask them to sign.11July 2022.
