Freddie without wishing to speculate on the future direction of house prices, I'm sure you read the papers and know what's going on. Do you think there might be more or less of these types of properties falling into your price bracket over the next couple of years? If you think more, then wait. If you think less, sure by all means buy this gaff but bargain hard, very hard.
Possibly there could be, but like everyone else I don't know how much more house prices are going to fall. If I was to offer like one post suggested 220k-240k which would be 140k-120k below the asking price now (kind of building in a huge future fall in prices) is there anything negative in terms of the relationship you'd have with the auctioneer with further dealing on trying to buy this house. I'm not explaining this well but would he just write you off as a chancer who isn't really serious about buying this house.

They will listen to any bid you make and will not hold it against you if you bid low - they will just reject (if they don't want it) and then you have the choice whether to increase your offer or not.
I asked the same question two days ago and the thread was locked. Funny that. I don't see this discussion as having anything to do with 'speculation about house prices' anyway.
