Real Fire, Gas or Electric? Your Preference?

Hi All,

Fitting out a house at the moment with intention to sell.
In one of the sitting rooms we will be installing a fire. My question is which one do you think would be most popular with buyers? We were thinking of putting real fire in place, but would this put off potential buyers?

Whats your opinion?
 
If you fit the real fire the buyers are left with the relatively easy task of changing to either one of the others in the future if they wish.
 
The room will be fitted with a solid wood floor, so I would imagine this would cause issues with trying to plumb for gas etc wouldnt it?
