I will have to buy again which is where the problem is as I get caught for stamp again (€35,000 approx).
Yes and the buyer of the house you are selling will also have to pay €35,000 approx. on the same property you just paid this amount on 2 months ago.
A nice little earner there for the gov.

Stamp duty - inequitable tax

Stamp duty must be one of the most inequitable taxes that exists.

I've no problem with a person paying stamp duty on a house that costs over a million euro, but on a house that costs €200k - it's a joke. Houses are a necessity and shouldn't be subject to such a luxury tax. What's more it's an anti-Dublin tax just like RPT was, but nobody seems to be complaining?

I completely agree with the last comment. Why the government crucifies people trying to get onto the property ladder is beyond me. There should be NO stamp duty for first time buyers full stop. The government give out SSIA's, then take it all back in stamp duty charges.

The market decides the price of the house, the proportion that the government takes in taxes (in this stamp duty) is irrelevant.
