Quotation for extension/attic conversion

I have just got a quote for a little under €40k for an attic conversion, extension of 12ftx9ft plus removing a wall between kitchen and dining room, which will require an RSJ in its place. I think this sounds quite reasonable, would anybody else have any views?
 
Well we have just gotten a quote of 20.5K for building on a sunroom type extension 14*14. Still waiiting on othe rquotes but they all seemed to like the 20K figure for extensions alone.
Is it a full attic conversion??
 
Yes, its a full attic conversion making probably a 14ft x 14ft room.
The quote for the three individual projects brought the attic in at €16k, extension €19k and wall €3k.
 
We decided to go with our quote, and work begins early April.
A quick question though, we were intially going to put wood on the ceiling of the attic conversion and also the sun room. However we saw a house yesterday on our estate who had converted the attic and had plaster boarded the ceiling, and I much prefered that, so I think we are going to change to that finish in the attic. What about the sun room though, and thoughts on whether a tongue and groove finish is good on the ceiling. It will be higher than a normal ceiling. However we were told by a friend that it isn't great because it discolours over time, and you can have problems with it. Any experiences or advice?

I personally prefer the plaster finish on a sunroom, we have one that faces north but is really bright. We were also advised against wood because it is a fire hazard, your local fire officer won't like it, maintenance is also a problem, it has to be sanded and varnished, bit of paint on a roller is a lot easier
