folks say my g/friend buys a house in her name only and then we get married... and I want to buy a house in my name will there be any complications or will i be considered a FTB and all will be sweet...

Technically if you have not bought a house before and girlfriend has, then you could still be FTB on another purchase as PPR. That said, you need to be careful that g/f does not - if she sells property - put some of proceeds into the house. The hoors in Revenue - 'why make things simple when you can complicate the thing ' - would see that as supporting the purchase and then becuase g/f who wasnt a FTB would queer the pitch and you would not get FTB status.

What you do is :

- keep g/f off title;
- marry the woman;
- if she sells get her to 'gift' money to you;
- then you retain FTB.

Before everybody jumps up and down and see this is 'avoidance' WHICH IT IS; and IS Legal, it was BIFFO himself who suggested the scheme in the first place.

Which goes to show that the Boss of the Revenue does not even realise some of the daft 'rules' that his techoncratic deviants in Limerick are putting into legislation on his behalf!!
