Question re tenants notice

I have a long term tenant. She previously submitted a valid notice of termination and was due to leave in mid-July. She then withdrew it with approx. 5 weeks to go - I think she was struggling to find a new house. I accepted this withdrawal. She then submitted a new notice to quit approx. 5 days later, which I accepted. She is due to leave the house at the end of August.
My question is what is the legal position if she decides to withdraw the notice again (I am getting the vibes that she might be considering doing this). Would I be legally obliged to accept that? From my perspective, I want her out of the property. So in summary, if she did withdraw the current notice, would I be obliged to accept that and then issue her with a termination notice?
 
IANAL but a landlord cannot oblige a tenant to follow through on a notice of termination that a tenant has given.

If she backs out again you cannot terminate her tenancy except on stated grounds such as major renovation, wishing to move in yourself, etc.

In theory she can do this as often as she likes.
