Question on mortgage interest relief

Hello there,

I have the following question, just to set my mind to rest.

We are married since 2005.
Jointly assessed ever since.
I bought in my name only a property in Germany in 2006.
We jointly bought our house in Ireland in Jan '08.
Is there any chance of my wife claiming FTB interest relief as she is still a first time buyer?

No, I don't think so. If there are two names on the mortgage, then BOTH people need to be first time buyers to avail of the first time buyers relief.

Its the same for stamp duty. If you had purchased a property that would be exempt from stamp duty on the basis that you were first time buyers, you BOTH need to be first time buyers. If one of you is not a first time buyer you lose the exemption.
 
Both names can still be on the mortgage and only one down for the deeds to benefit from FTBs!
