question on buying a house

can someone tell me,when buying a house dose the estate agent have to inform you of any hidden clauses the property may have...like rights of way, or bills outstanding ect..or do you have to find this information yourself, if so where is the best place to look?
 
The estate agent doesnt have to inform you but sometimes they will volunteer information if they even know about it themselves.

The things you mentioned are queried by your solicitor during the conveyancing process.
