question: new development

Sorry if this thread is in the wrong place. Am interested in peoples opinions about this, maybe they have experienced similar.
New development - won't say where and won't mention prices as this is not up for discussion.
Showhouse - 3 Bed duplex .Prices for 3 bed duplexes range widely i.e. a difference of 67 grand between one that is over 1400 sqft and the smallest which is abt 1100 sq ft. I am questioning this huge price range. Sales office says 'location in development'. House identical to Showhouse duplex is 30 grand dearer than one with the same sq footage but just a different block - i.e. block from plans looks longer and narrower. Only 3 blocks in development are of showhouse type. The rest, about 8, are of this 'cheaper' type. Just wondering what the developer is up to here. How can there be such a price difference for the same size and almost identical layout.
 
How about orientation (where is the sun?), proximity to a busy road, entrance/ access/ approach to block, are parked cars visible from all units (security), overlooking etc? All these factors can add or detract from one property's desirability over another and thus affect price.
 
Thats the thing - location wise not a lot of difference. The "cheaper" duplex has parking outside and is end-terrace with a large south facing garden.
The "dearer" block is in a cul-de-sac - 2 blocks only and the rest are houses.
The cheaper blocks are in a group of blocks facing each other.
maybe i have answered my own question here - you pay more for the cul de sac location and having only one other block of apts/duplexes the rest houses?
My main question is why is there only 3 of the more expensive blocks, and the rest of development has the "cheaper" blocks. Just wondering is this a con - do you think you are getting showhouse type but then you actually see what you are getting [when its too late!] and are maybe disappointed??

Dunno, just clever marketing I suppose. Car reviewers are always given the best model with all the extras to test drive; the showhouse/ apartment in any new development will generally always be the better unit with better location etc.
 
Have you tried making a lower offer on any of the preferable units? I am aware of a number of large developers who are negotiating on the advertised prices so it is worth while trying anyway.

As has been pointed out to you, the situation within the development, orientation, closeness to main roads/cul de sac etc.
