query re websites claiming to sell home in 30 days guaranteed

hi all,

was hoping someone could help me, we are looking to sell our home and buy another, however as is the same all over ireland, our house is taking its own sweet time to sell, however, while surfing this morning, i came across an irish wesbite, claiming that they will sell your house in 30 days GUARANTEED, i am not completely naive, i understand that this may be a consortium of investors cashing in on an uncertain market, buying up properties at reduced prices to hold onto if some change happens down the line.

however, i was interested on what everyone thought on the matter, had anyone heard of such a thing working out, and exactly how far i could expect to fall below asking price to "sell"

your advice would be greatly appreciated, as its very easy to be seduced by promises of quick sale when its required but regret usually abounds after! although have read somewhere that houses can expect to fall another 8% next year, which is quite considerable, and i don't think the SD is going to make any difference, plus our home is really FTB territory so would make no difference to us anyway.

I think you know what everyone here will think already.
If you are just loking for a vote of confidence in going with them, i feel you wont get it here.

I wasn't actually looking for a vote of confidence, i like to make my decisions based on facts as apposed to common opinion.

I actually posted to find out how much they would deem a "discount".

But as i say thanks for your reply.

I'm sorry if i sound rude but just because i may not peruse the boards every day i find that "newbies" tend to be talked down to, for asking questions that perhaps not everyone finds titilating conversation material but perhaps do require some knowledge from people who deal with the ins and outs on a daily basis.

As a general comment I found the website to be lacking in detail, poorly constructed and with a number of grammatical errors - I'm not passing comment on the product or the people behind it - it's just my opinoin of their website.
 
Hi Bubbles - on "Highly Recommended" (a new RTE1 TV programme) last evening, one of the contestants sold a house herself after Estate Agents failed. It was all done in three months and cost €199. It seemed very straightforward and about €5,000 agents fees was saved. The panel which includes Ben Dunne gave her a vote of confidence. One of the three panel members did express reservations. You'd almost feel sorry for the Estate Agents in the audience - definitely not flavour of the month! The main defence for their fees was that they would get the best price for the seller.

Needless to say I have no personal knowledge or interest in this subject.
 
regarding privateseller.ie and sellityourself.ie, these website are quite interesting, but really unless your house is on a very busy road with high sign visability, you have little chance of selling through them. I went to see one house through these sites over a period of 15 months. I was very active and to be honest like the ad, if its not on myhome its not on sale.
 
thank you everyone for your replies, i too did a search of the websites and this was the reason i queried other peoples experiences of the website.

i cannot find evidence of anyone having dealt with them, i found on one of the websites a section selling a mere 4 houses.

i have my house on sell it yourself websites but have not received any queries regarding any of them.

i will plod on, thank you everyone for your replies, it is appreciated.

You should be careful about buying the new one before selling the old one unless you can comfortable afford to keep the original one and meet repayments etc. while you wait for it to sell!

Nobody can predict the market. If you mean how much will this crowd discount the price in order to honour their 30 day sale guarantee then you need to ask them.
