Query on contract for a new build?

Hi, wondered if anyone can answer a query for a workmate of mine, he is looking to buy a new build house and has recieved the contract to sign. One of the clauses in the contract was that the builder reserves the right to alter or change the layout or boundaries I suppose you could say, of the house. His solicitor has advised him not to sign with such a clause included in the contract and is arguing the point with the developers. Bearing in mind that the property is already built with all its boundaries in place can the developers insist on this or should he look for another property in another development. Would this be a common clause in a contract or something he should avoid. He is also aware that there is planning permission granted for a small housing estate behind his that has been started yet and he is wondering if this is why the clause was included in the contract? Any help appreciated and thanks in advance!
 
i'm buying a new build too, and the builder said everything as per show house, now they are going back on everything. i'm playing hard ball, as developers are finding it it harder to sell. i will threaten to pull out if they dont agree to what i want. your friend must be prepared to pull out . chances are the developers will back down if he thretens to pull out
