Qualification on Title

Hi Folks, just a quick question I'm hoping someone can shed some light on.
We're in the process of purchasing our first home.
There has been a few hiccups and hurdles along the way including a boundary issue, a "local" road issue and a right of way issue.

Thankfully the first two are resolved and we are on to the right of way issue.
The house we are buying is at the end of a local road, but there is one house past "ours".
This house and the farm attached, have a right of way across our land for access.
Our solicitor is putting in a qualification of title to our bank.

I guess. my question is, how likely is this to be accepted?

Any help would be appreciated
 
We ended up with qualification of title and I was really worried initially but our solicitor reassured us and there was no issue at all with the bank. They asked us to take out title insurance/a bond type thing which wasn’t particularly expensive. Our solicitor indicated that this sort of thing is pretty mundane and common.

What does your solicitor think?
 
Our solicitor has not remarked either way to be honest. Was yours Right of Way issue also?
