Family member (who seems determined to find nothing but dodgy houses to look at!) is now viewing a house that does not have a pyrite cert. Price naturally reflects that.

Is there a 'cost per sq foot' to replace the concrete?

Surveyorsjournal.ie says €20k for starters - just reread that again, it's a very old article so well out of date.

The Pyrite remediation board says 70K average, but it's not clear if that includes replacing flooring / decor etc.,

The house would need kitchen, floors, painting anyway, and they've budgeted for that on any house they buy.

I think that 70K includes flooring and decorating. If it costs them 70K with the number of houses they are doing, I'd imagine it would cost the average person well over 75K, and probably significantly more.
 
I have pyrite in my house and expect to be out either side of Christmas for 3 months whilst they fix it. One of the houses in my estate fell outside the accepted date range and were quoted 50-60K to carry out the works, so I'd say 70k is about right ballpark including flooring etc.
