Putting bid under asking price of new build?

Just wondered if anyone had any feelings or advice on this matter? Recently went sale agreed on our home and are looking at a new build estate in the country. When we enquired on the estate in April we got a list of houses that were available and since then only about 4 r 5 have sold and they were mostly all 3 beds.I"m looking at the 4 bed and was wondering if I should chance my arm and put in a lower bid than the asking price, houses are built and just need wardrobes and kitchens etc in them? Only thing is I have heard to keep the builder on your side so would this put a spanner in the works from the offset? Look forward to your advice!
 
In the current market why not, personally I would go in at 15-20% lower than the asking price, how soon do yopu expect to complete on your house an dhow soon do you need a new one to move into, would you consider renting? all things you might need to consider. It sems( I'd say definitely but thats my personal opinion) to be a buyers market at the moment so don't get sucked in by sales pitches etc. pay what you think is a fair current market value. Remember builders build houses to sell and if no one is buying then that puts you in the driving seat, be bold and best of luck.

Believe me, the builder is not your freind, and will only look after their own interests.

There's absolutely nothing to loose by putting in a lower bid.
