Put on the market before Christmas?

Presently renovating the house to prepare for sale, will probably be another couple of weeks, say start of Dec before it's ready to go on the market. My question is, would we be effecting the numbers willing to view it by putting it on the market before Christmas?

Everything depends. If it is a wonderful house that will have people falling over themselves to buy then any time is a good time - the right house in the right place for the right people will always sell.

HOWEVER - if it is anything like the myriad of houses already for sale in the general locality then examine your market carefully before putting the property on the market at all. If it won't sell ( and an awful lot of property is not selling) the don't go to the trouble. But maybe you'll only find out if you put the property on the market.

I would wait until January (around mid january) unless there are some big changes to stamp duty in the budget (not going to happen!).

In the meantime after you have finished doing up your house I spend some extra money on nice soft furnishings - nice bed spread, cushions, throw, matching curtains, nice lamps etc etc. You'd be amazed the difference this can make.

We put our house on the market mid january last year and were sale agreed early feb. A different market now but we got in early before the rest of the market warmed up!

I would definetly wait until mid January to put up the house for sale. People will be otherwise engaged with christmas and what have you and it is better for yourself to be 100% focused on your house in the initial couple of weeks. It is very stressfull selling at the moment so I think take the pressure off yourself and leave until mid january when people will be back down to earth.
 
What can you lose by putting it on the market now? Or am I missing something?
 
Do estate agents not just get a flat 1% of sale price for example? I didn't realise the vendor had specific control over advertising.
 
I think it's extra, not sure. Apparently some estate agents are taking on properties now but not marketing them till after Christmas so when viewers ask how long it has been on the market it doesn't look like the place lacks interested buyers.
 
i think it wood be good to put the sign up christmas week as alot of people will be off and visiting friends and family and you would be surprised what people see...best of luck

As moneygrower says you would be better suited to wait 'til january. The odds are against you getting much interest in December, and if viewers start looking mid/late jan, it will have been on the market two months and they will think that a) there's not much interest, and b) they might have more bargaining power.

I know its hard to hold off putting it up once you are ready, but you would be much better served financially waiting til mid jan anyway.

we sale agreed the last week in december on the house we bought last year, we held on because we reckoned we'd get a good deal because the house had been on the market some time at that stage and it worked. I'd say there are other bargain hunters out there that would be thinking the same. Theres at least 4 viewing weeks until christmas stick it up :)
 
Maybe stick it up for sale on daft directly and check out the interest - cost a couple of hundred and will save you on the agency fees if you get a sale - if nobody bites then come Jan go the EA route - at least that way you havent had a for sale board up for as long yet you were in the market in case someone is out there looking now..

I sold on daft a few months back - I lowered the price by the agency fees saved to undercut the market - worked a treat

Thanks for the varying opinions folks. Gonna try and sell it ourselves, will go with an EA if not getting near what its valued at.

Has anyone any experience of renting furniture to dress the house???
