Some properties have recently been advertised for purchase in Portugal on a quarter share Freehold basis. Has anyone any comments on the pros and cons of this type of investment.?
Whats the market like for quarter shares in property? pretty thin I'd wager. In fact a quarter share in UK property would be valued at a discount i.e. worth say 20% of entirety value for capital gains tax or inheritance tax purposes. Get a few comparables from the agent that can be verified, established open market sales of these minority interests before proceeding.
if you are talking about that stepping stones thingy with big Niall as the advertiser just remember that the maintainance charges are astronomical after year 3. free for the first few years but after that the sky is the limit.
It is some other co. just can not think of the name at the moment. I have just found out that the maint contrib.is €2k plus vat per quarter share per year. I think I will have to look at some other way to get into overseas prop,#. I thought this would be ideal as you would beable to use prop for 3 months per year.

Personally i would stay away from these type of schemes. Your exit strategy is limited, the other share owners have first refusal which you would hope would be your best bet when you are looking to sell. If you have the money to buy a quarter share in Portugal you have the money to go and invest it in your own property elsewhere have full control and plan your strategy. Buying a share in a freeehold apartment or villa is not a true investment even when you perhaps may do it which freinds or other family members. You would normally be given an alloted share of the usage of the property i.e. 3 months of the year, realistically will you use it for 3 months? if you let it out you are restricted to only 3 months of the year to offer to users. There is much more scope to go and invest elsewhere with the same outlay and get better returns.
