If the purchaser adds conditions then this is not the same contract that the Vendors signed and they would have to confirm their agreement with the amendments. If the vendor doesn't sign then there is no binding contract and the deposit must be returned.
examples would be that clsoing is conditional on the purchaser obtaining loan approval, a structural survey etc etc
my solicitor said what they have requested is not normally legally part of the required documents for a sale.
