Purchaser adding conditions to unconditional contract?

leglally can a purchaser add conditions to a sellers contract for a property while handing over the 10% deposit cheque?

Edited to say, if the purchaser then chooses to pull out because one of the conditions they added to the contract is not fulfilled, are they legally entitled to their deposit back?
 
I'd say everything is negotiable. If the purchaser adds conditions you can either agree to them or not, in which case it's back to the purchaser to decide whether to go on with the purchase.

If you sign the contract with conditions attached, surely it's up to you to fulfil your end of the contract. But you should contact your solicitor for a definitive opinion on this.
 
If the purchaser adds conditions then this is not the same contract that the Vendors signed and they would have to confirm their agreement with the amendments. If the vendor doesn't sign then there is no binding contract and the deposit must be returned.

examples would be that clsoing is conditional on the purchaser obtaining loan approval, a structural survey etc etc

conditions where nothing like above. my solicitor said what they have requested is not normally legally part of the required documents for a sale.

Surely though the buyer can contract with you any way you want, regardless of what's normal and what's not.
 
I don't blame the buyer for being picky about this. Why not just get a new fire certificate rather than trying to validate the old one?
 
it's an aprtment, the fire safety certificate is for the whole development. Am i supposed to go and get the whole thing certified?
 
If you are not in compliance with the conditions of your fire cert., your are not in compliance with Building Regs. The corollary of this is that if you are already certified as being in compliance with Building Regs., then you may be implicitly certified as complying with the Fire Cert. Of course, it may be that this aspect is excluded from the cert of compliance. Some certs of compliance have various exclusions opver and aboe the 'standard' exclusions. Some certs detail a list of 'confirmations' (from third party suppliers) on which the architect\engineer has relied in certifying compliance. (For example, supplier of fire suppression system). It can be complex. But if you have the fire cert, you are not too bad - surely any competent professional can do a cert for you now confirming compliance with the conditions?
 
we are in compliance with building req's.

how do i go about getting another certificate? who would i even contact?
