We have an unoccupied house on 1 acre which is being renovated. It has proved very difficult to get house insurance for same. All companies will only provide cover for fire only and will not provide cover for public liability.

We have ensured that all building contractors etc have their own insurance but I am very concerned about the consequences for public liability if for example the post man , a neighbour or intruder fell and broke their leg whilst walking down the drive. ( sometimes the new neighbours call in to say hello when we are on the premises).

In order to reduce risk and eliminate hazards as much as possible, we have locked the gate , put a letterbox on the fence and have the relevent site notices re building work. In addition we have removed any trees that were likely to fall down in strong winds etc.

I am wondering how we can protect ourselves for public liability ?
 
You should be able to get Public Liability for house in course of construction. It is expensive, but could be very cheap if a claim is made against you!
 
Thanks Ravima, but it seems to be impossible. All the insurance companies say that you have to ensure that all the builders etc have their own.
 
but in your previous post you said all builders had own insurance. Yoe are seeking to protect your liability and not theirs. It will be much more expensive if you want to cover the builders liability as well.

try Aviva or FBD or a broker
 
We weren't seeking to cover any builders liability. All contractors have their own insurance. We only wanted public liability insurance to cover us in case the postman or a visitor slipped and injured themselves. The insurance company says it can't be done so it looks like we just cannot allow anyone onto the premises and have to hope that a tree doesn't fall on someone.
