ptsb need opinions

Hi was on 6 o clock news that ptsb are giving 5000 extra if u pay 5000 lumpsum off your tracker mortgage if pay 10000 they pay 10000 off etc. Can anyone give me there views on this.

I have 30000 saved but am saving to build a self build. I have a duplex 3 bed house that is so not suitable for my needs now as I have small children an there are lots of stairs up to this house. It is being rented out. What I need help with is would you put my saving into the duplex house to get the 30000 off and com of tracker the duplex is 80000 in negative equity. The duplex was bought for 150000 and have paid for 4 years an still owe 141000. I would be grateful for views on this matter thanks in advance..
 
As I understand it PTSB pay 5,500 off your mortgage if you pay them 5,000 and 11,000 off your mortgage if you pay them 10,000 i.e . you get an extra 10%.
 
From the limited information, it seems clear that you should hold onto the money for the self-build.

If you pay the €30,000 off your mortgage, you may have to borrow to build the new house. So you will be paying off a cheap €30,000 and borrowing to pay for the self-build.

Where are you living at the moment? How urgent is the self-build?
 
Hi I'm in Donegal the self build isn't that urgent I am thinking that if I put in the 30000 It'd be more likely I could sell it at a lower price. It has been on the market for the past 2 years but hasn't had any viewers.

I am worried that that this type of house will not sell as it is a duplex an has know garden which has me worried at putting all my saving into it there are know colleges etc in my area which will prob make it hard to rent out the tennants I have at the min are moving out in September. If I pay the 30000 is this equal to 60000? Thanks for your help with this matter..
 
as stated above, it is 10% they are offering, not 100%. So if you give them €30000, that will knock €33000 off your mortgage, not €60000.
