On a 4.65 variable at the moment. Thinking about 5.25 over 2 years or 5.75 over 5 years. My thinking is in 2 years rate will have risen at least 1.5%. Any thoughts would be appreciated greatly

PTSB's rates are terrible! I know myself cos I am with them (luckily on a +3.25% tracker offered when I came off a fixed rate.)

If you can afford the 5.75% handily enough I would jump at it. It's only 1.1% above your current rate and over 5 years it looks like the variable will jump more than that. The fixed would give you peace of mind at least and not be worried about ECB rates every first thursday of the month like most people.

Does your loan to value allow you to switch lenders?

no norfbank. tried switching lenders but nobody taking switchers is what they told me

How much is outstanding on your mortgage?
How much is your house worth today?

I’m on the variable of 4.65%.. Ill probably fix when I hear the rates are changing. No chance of switching, suffering from severe negative equity!

I'd fix for as long as possible. 5.75% might look like an attractive rate in a few years.

just be sure you know the limitations involved in [broken link removed].
