PTRB Registration for Multiple Occupancy House

Hi,

A friend is renting a house to four people. He has four separate agreements but the individuals share the kitchen, bathrooms etc.

What is the story with registering with the PTRB? Does he need to register each individual tenant or can he register the house as a whole?
 
€70/person renting up to €300 max. for multiple tenants, so in your friends case it will be €280. Its tax deductable against their rental income
