PRTB registration

Hope someone can help on this issue.

A PRTB regristration was forwarded to a tenant in 2006 for completion of PPS number and for signing, tenant was is property a few weeks or so at this stage.

Tenant never returned the form and after chasing the tenant few months later when things got out of hand, he disappeared after trashing the place totally.

Took the rest of the year to fix up the property so no other lettings in 2006.

Problem is, no PRTB regristration therefore no deductions for Interest on loan.

PRTB have basically said tough, cannot be registered. Is anyone aware of anything that can be done?

I think you are obliged to have them register before starting there term. I know you get a 1 month window, but its unfortunate cases like yours which indicate that no tenant should gain access without having fully completed a form and signed a lease otherwise you have very little cover.

Nowadays it's advisable to get the tenant's to sign the PRTB forms before they move in. You can still register a tenancy late for a double fee of 140Euro, but you cannot register a tenancy that has ended.

I have another quick question if any has come across this before, can a ltd company be registered as the tenant whereby the company agree to rent the house out for the purpose of their staff?
