Just regarding one of the exemptions for registering with PRTB. Im unclear as to what this one means:
"Former rent controlled dwellings occupied by the original tenant or by his/her spouse"
as opposed to
"A dwelling in which the spouse, parent or child of the landlord is resident and where there is no written lease or tenancy agreement"

Can anyone clarify?

"Former rent controlled dwellings occupied by the original tenant or by his/her spouse"

In the first case the dwelling is occupied by the original tenant or the original tenant's spouse. This is a legacy situation for a dwindling number of properties.

"A dwelling in which the spouse, parent or child of the landlord is resident and where there is no written lease or tenancy agreement"

In the second case the dwelling has the Landlord's spouse/parent/child as a resident and there is no written lease/tenancy agreement.

An example of the second case would be where a LL's son or daughter shares with other rent paying students in the absence of a written tenancy agreement. The LL is exempt from registering.
 
OK, so for the first one you (or spouse) still have to be living in the property? Its the words"former rent controlled" that are confusing.

No, in the first case the tenant (or the tenant's spouse) is not related in any way to the Landlord.
