Property searches/Land Reg fees

I recently remortgaged a number of properties and purchased 1 new property in the transaction. Today i got my Solicitor bill and it included €90 per property search fee and a charge of €2531 for Land Reg fees. While i understand i have to pay these fees on the new property my Solicitor also charged me these fees on my existing properties which added almost €3,000 to my bill.

I think if you visit www.landdirect.ie you ll get an idea of fees associated with land registry searches. Anyone can setup an account, its easy to use, just need to visit Land Registry in person
 
You remortgaged the properties. The Solicitor certifies your title to the lender which means he/she must do searches to confirm that there are no new mortgages, judgment mortgages, lis pendens or other burdens affecting any of the properties before the new funds can be released.

Land Registry fees are paid only on registered land - in each case there will be a E25 fee for redeeming an old mortgage and E125 on the creation of a new mortgage. On a purchase and mortgage, the fees are governed by the value of the property - any property over 385K attracts a Land Registry fee of E625 plus the E125 if there is a mortgage.
