Hi,
I recently addeded the last running of the course in order
to review for AAM members:
The course is broken into four weekly modules.
1) The facts and figures you need to know about property investing:
What return / yield you can expect for your investment?
Financing the project
Different ways of accessing finance
Typical interest rate on borrowings
Stamp duty and other initial costs you need to know
2) Picking properties
General return relating to types of areas
Houses vs. Apartments
City vs. Suburbs
New vs. Second hand
Tax designated properties
Negotiating with estate agents
Making an offer
What other issues need to be addressed
3) Letting your property
Identifying the tenants you want / can expect
How to secure the tenants identified
What you are obliged to provide / what you should provide
Legislation you need to be aware of
4) Tax issues
Tax efficient structuring, general tax planning
Pro-forma tax computations
Detailed examples, estimated tax charges from examples
Tax filing requirements
Tax designated properties, review
Preview on specific tax schemes/planning
The course provides an excellent overview of all of the considerations
involved in buying a property, from choosing a mortgage to picking
tenants and letting the property.
It provides you with some good tools and documents that you can use with
your own properties such as:
- Yield calculator to calculate what yield you are getting from each
property
- Lease Agreement to be used with tenants
- Property Review sheets which help you to review properties that you
are interested in purchasing
- All of the Revenue guides regarding rental income for reference
- Residential Tenancies Act from PRTB for reference
- Useful case studies for different properties and tax scenarios
While the vast majority of the material is very good, it is all at a relatively high level. I would recommend this course to anyone completely new to property investment/purchasing, but for experienced investors or people who already own their own homes the course will not offer much that they don't already know.
The next course will be on 6th to 27th July, from 6.10pm - 8.30pm
