Problem with house buyer, trespasser

And secure the property as a matter of urgency.
You say that "joe" may be accessing the property but you can't.
That doesn't make sense to me.
But it's very difficult to follow your posts.
It's a bit like reading Joyce or Beckett.
My reading of the situation is that it's a terraced house with no rear access.
The front door is boarded up so the OP can't get in that way
The back of the house is only accessible from outside via a neighbour's garden (over the wall as described), so there's no access for the OP that way.

The only way for the OP to make the house secure is to open the boarded up front door, secure the back of the house from inside, then board up the front of the house again.
 
This is a most distressing situation.
If you have difficulty finding / dealing with carpenters / locksmiths etc. you could contact Age Action (01 4756989) for details of their Trades Referral Service and ask for a list of their ‘Trusted Traders’ in your area. You said that you are vulnerable and that you don't know where to go for support apart from Flac. I’ve no direct experience of this, but the HSE has a National Safeguarding Office for vulnerable adults who you could contact on 061 46 1165. Safeguarding Vulnerable Adults - HSE.ie

This is something you will have to adress pretty quickly.

People are giving you good advice or tips on what to do, and how to proceed.
My initial thought was you should go the local Garda which was also suggested by others.

Explain the situation relating to the trespass, unauthorised work and the concern you have about the property.

What should happen here is the neighbour gets a visit and is informed they cannot facilate or allow another person access your property via theirs. If they continue to do so, they would be cautioned. The builder could be approached and told to desist the trespass and works. They will also tell you to secure the property and sort out front door access for youreslf. It will be easy to do this and you seem to have this already progressed.

If you are vulnerable, the Garda are even more likely to want to help you and support you.

There is some excellent advise here. Trying to summarize some of the key points for you

- Secure the property as soon as possible.
- get a solicitor and get their advice on how to proceed
- notify Gardai of situation
- do not take on any even basic work as its probably going to need full renovation
- get valuations from 3 estate agents and ask their advice regarding work to be done in advance of sale


You did mention that if you had the money to get house rewired you would move in. Is this something you might want to get more information about? If so maybe open a separate thread and some folk might have info about grants etc
 
The house most likely needs substantial renovation. Putting in a couple of windows will not change that and most likely the new owners will replace them anyway. New owners will also be able to avail of green energy grants

Plenty of people like to buy a "project" that they can put their own style onto and in some ways your house could be seen as more attractive in its current state.

As above, call a couple of estate agents. They will most likely know a maintenance company (you don't need a specialist carpenter) or maintenance person that can do any essential works. Put it on the market and take the stress out.
 
I intend to do most of the work myself I can't afford maintenance company's I built an extension 3000sq ft before I have some skills in DIY carpentry
I think I could put in some windows and 3 doors ,it's not rocket science ,
If I remove board from front door
I will have access to do work
I know the neighbour ten years plus I don't want to get gardai involved unless I have no choice
I'll have to tell him no more allowing people over the back wall
I think it looks bad to sell a house with no windows in it ,a secondhand window on adverts ie is 60euro
I'm in touch with carpenters
I'll have to employ a plumber .
I f I left the house empty for another year I could apply for a 30k house renovation grant
I'd prefer to sell it I'm looking for a house to share with a friend
I just feel really stupid as I thought I could trust my neighbour not to harass me or cause me grief,

The buyer can do all the renovation
I simply cannot get access without the help of a carpenter

He can go into the house whenever he likes
If I talk to him he lies to me or he thinks it's hilarious
He does not give a damn about me
The problem is carpenters are busy most of them think this job is too small
Some say I need a site visit to give a quote
Remove two boards it's not that complicated put on one standard lock I can send them photos via email
From now on I'll trust no one and be more careful

There's an old saying

"if you keep doing the same thing, you'll get the same results"

It doesn't matter how 'bad' it appears to you, the best advice you are getting here for your circumstances (and from some very smart people) is to sell the house as is.

Anyone who buys it, will do their own renovations - most likely ripping out anything and everything you've gone to the trouble to source and fit.

A €60 second hand window will do nothing for the sale price, and this entire process is only adding to your stress.

Even your own statements here are contradictory - 'I can put in windows and doors' but you can't get access to the house without help.
 
It's a 2 person job , eg door board is d secured by screws ,if I just opened
The screws the board could fall on a passer by ,screws are opened from inside the door ,it's a lot faster for 2 people to do it than one
It's a simple job it's just alot easier
for 2people to do it

It wouldn't be an issue because based on what you have described, the entire house needs to be renovated anyway.

Talk to a few local estate agents; they'll tell you the same.

almost anything is easier with a helping hand; which is why I asked if you had siblings or other family.

I don't know what the threshold is but there may be value in bringing the house to a certain standard to enable a buyer to purchase via mortgage. E.g, water tight house, running water, esb connection, lpt?!?...

I don't know what the minimum requirements for a self build mortgage are but it might "open the door" to that cohort of buyer rather than limiting yourself to cash buyers only if the house is classified as derelict

Sorry, but you're contradicting yourself yet again.
You previously said or implied that he cannot get into the house but now you're again saying that he can.

In any case, I don't think that anybody can add to the useful advice that has already been posted but which you seem reluctant to take on board.

If you are able to build a huge extension, it should be well within your means to secure the house. Taking down boards and changing locks, or indeed boarding up the back of the house etc is quite easily done.

Do you want to keep the house and renovate it? I assume the answer is no, so ignore the neighbour issue and get an estate agent out to value the house and sell it.

If you have proof of other parties trespassing then contact the Guards. Multiple posters have advised similarly.

Apologies for being short but your posts are full of contradictions. Maybe best to discuss your concerns with those closest to you (friends/family) or FLAC?

How do you value a house if you cannot go inside ? i,m doing basic renovation, theres no point in seeing an agent at this point i have to secure the house,
Hopefully that,ll stop anyone going into it without my permission, i,ll ask my neighbour to stop tresspassing eg if it happens again i,ll have to contact the gardai.
i dont want to get into a serious argument with my neighbour if i can avoid it

I see no contradiction , eg the situation is simple , joe is going into the house without asking permission,
someone saying oh you just need another person , i need a qualified carpenter with tools to do the job, not just a random person . i,m not saying i cannot afford a carpenter
