Probate (Time Frame)

Good afternoon,

How long does it usually take for a home to come out of probate, the reason i ask is that myself & my partner have recently done a deal on a house which has been in probate since march. We have are mortgage approval & the mortgage offer should be sent to the solicitor early this week. How long roughly will take us to move in?

Any help would be gratefully appreciated

You should ask your solicitor to ask the vendor's solicitor what stage the Probate is at. Have there been queries or issues or problems? When do they think it will be through? Can they expedite it?

If is is really straight forward and a solicitor lodged the paperwork, Probate should be through now. If it was a lay applicant , it is more likely to take a bit longer.

As far as i know once the offer goes in the seller said they can put a request in to have it moved up the list is that true?
 
If there is any delay in selling the house of a deceased person, it is in getting probate granted in the first place. I would suppose that probate has been granted, because only a highly irresponsible executor would agree a sale before the grant. Once probate has been granted, completing the transaction should take about the same time as any other sale.

Unless there are problems (and probate is not a problem) completion should be possible in a small number of weeks once you have your finance lined up.
 
Can't imagine it being an issue so as the guy seems very easy going & the solicitors have been in contact with one another already.
