Pre-Planning meeting - what do we bring?

Hi, I hope someone can provide me with some information or advice here.

We have just bought a site, subject to Planning Permission. The auctioneer suggested we go to a Pre Planning meeting before we apply for Full Planning Permission.

How much detail or what kind of information do we need to bring to this meeting?

We are waiting to speak to builders and an architect before we decide what kind of house we can afford.

Do we need to know this before we attend the Pre Planning meeting?

We had one just a couple of weeks ago. We brought in the following info and found the whole thing very useful:

- Development plan for the area: make yourself familiar with the requirements for the area and developments- open space, parking etc.
- Plot itself: size, zoning, road frontage details, Water, sewerage etc.
- Proposed dwelling: Rough guide as to the type of dwelling: detached/semi-detached, how many beds, rough size, two storey or single and if you have any ideas about the exterior, bring those too. If you can find examples of the type of development in the area mention those too.

I don't think it comes down to what you want or can afford - unfortunately, it's most likely to be what the council will LET you build!

Look at recently constructed houses in the area and see what style/type they have gone for i.e brick finish, smooth plaster finish, pebble dash finish, timber finish, pvc windows, timber windows, bungalow, dormer, 2storey, etc.

If the site is in a special area (rural or coastal) check to see if the council have a guide as to what they want in this area. For example most councils have a Rural Design Guide which details exactly what they do and don't want. We found it extremely helpful and it only cost €20 in Easons.
