Pre-closing inspections

Hi,

I'm buying & selling at the moment & my solicitor has recommended a pre-closing inspection. A coulpe of questions on this:

1. If I go to the house I'm buying a couple of days before & their shed is still full of crap how can I be sure they're going to empty it in time? Do I have to go back again to check?

2. Due to some dodgy guttering on my house a damp patch has appeared in the last week. This wasn't there the last time the buyer was in or when their surveyor was in. If he spots it on a pre-closing inspection can he make me pay for the repair?

Yes - how else will you know if its been removed?

Maybe yes, maybe no. Why not get it fixed and then you won't have to worry about it becoming an issue at the last possible moment and potentially holding up the whole transaction?
