potential stamp duty problem

Hi. I have a quick question regarding stamp duty. I am buying a new house(or at least hoping to if my bid is accepted). I'm not a first time buyer but the square footage of the property is 1250(approx size as per estate agent although it does feel larger). If this is the case I'm fine as it falls below the 1345 threshold. The potential problem is that the house is build above a garage. Would this garage be included in the square footage of the property. I'm thinking that it isint but i'm not sure. My reasoning behind this is if this is included then why for example is attic space not. I'm really hoping that its not because if it is I wont be able to proceed with the purchase. Thanks in advance for your advice
 
Estate Agent should be able to tell you if the developer is providing a floor area certificate - if he does - then you should be exempt from Stamp Duty. If the estate agent doesn't know, there's no reason why he can't ask.
