I'm looking for advice and possibilities about how possible it might be for me to access a self-build mortgage in Ireland for a derelict property that I own in Donegal since last year. I live in Germany and I've heard it's difficult to get access to an Irish mortgage if you are no longer resident in the country but I'm wondering if it might be possible considering I already own the site and the derelict property that is on it.
The mortgage would purely be for the renovation work and not for the site itself as I outright own the property and a small portion of land surrounding it. However, the house is entirely derelict and uninhabitable and would need extensive work. I am also looking at the derelict housing grants at the same time and my access to them. I am aware that it would have to be my primary residence or declared as rented.
My questions are:
1) Is it possible to get a self-build mortgage from outside Ireland and what kind of deposit would I need?
2) Could the value of the site be used to offset the amount of the deposit?
3) Would it be possible for me to apply for the derelict housing grants if I am not yet resident in Ireland? If the house were liveable again, I would look to move and have it as my primary residence.
Grateful for any info or insights. Would love to get some kind of action plan in place but really just trying to figure out first steps and what is possible or not.
