Some time ago someone wrote that ha property prices in Portugal are prohibitive. I disagree with that opinion. Actually some people without scruples they increase prices dramatically when they are dealing with foreign buyers. The prices in Portugal are very different it depends on the zone. For example the Algarve is more expensive than Tras-os-Montes because Algarve has probably the most beautiful beaches of Europe, excellent weather and green’s. Lisbon is more expensive than Porto and a good opportunity for investors.
Before I came to Ireland I was working in the real estate area if someone wants to buy properties in Portugal I can help. I’m very aware about Portuguese market.

Whats the buy to rent potential in Portugal? should rent cover mortgage, where is the best place to buy, is all year round rental optimistic?

As soon as I can I’ll send you photos about some properties. The properties in Lisbon are more expensive than other zones.
You want buy a house, apartment, villa, near the sea or near the golf

There are two zones that are good to invest, Lisbon and Algarve.
Lisbon, not only because is the capital but is the city o receive more tourist but there are a lot of universities, the demand of properties is very high and the tendency is for increase. The prices of small houses in Lisbon could be 60% up than Porto the second most important city of Portugal.
Than we have Algarve with a beautiful beaches and magnificent weather it’s the demand here is very high from people who likes golf and aquatic sports.
Vila Moura is the most expensive zone in Algarve.
But it is always possible find good deals. Rent a house in Vila Moura between June and September could cost 750€ per day or even more.
If you could be more specific about what you are looking for it will be easier for me show you some good deals.

Portugal: is there any value in apartments around estoril or cascais? is there any apartments for sale near or around porto and near the beach?cheers

We have stayed in June a 5 star hotel with a top golf course for about 150 euro per night per room bed and great breakfast. Access to reduced price golf and super swimming pool plus other facilities.

750 per day sounds hugely expensive. Again there is need to be careful as the Portugese will cover the coasts in concrete in time.

First of all I want apologize but it seams that my words were not well interpreted. It wasn’t my intention mislead someone.
I only related a something that really happened. was a luxury Villa rented in summer of 2005 by 750€ per day during 4 days. That villa has 5 rooms a private swimming pool a private tennis court and a huge lake.
I’m not worry about if you believe or not it really happened.
I insist my intention is far from mislead or delude someone. I only gave an extremely example of the rent of houses in Algarve could cost.

Hi Portugal,
Could I ask if you consider the Silver Coast area north of Lisbon to be a good potential investment?also what the weather in general is like up there compared to the algarve.
I have heard a lot of people mentioning that it is quite breezy there.

Re the Silver Coast, it is freezing there in wintertime, and as previous poster says, even on windy days. Not much demand along there for properties from foreigners, and prices are lower than the south. Bad choice though for wintertime use.
 
Is this the case for the areas around Obidos re:weather?
Do I have it wrong?are the areas around Caldas,Sao martinho and Obidos considered to be the Silver coast or the Lisbon coast.
Was of the impression that the weather is good in those areas for holidaymakers hence the amount of building going on targeting holiday home buyers and expatriates (i thought) .
Does anywhere up that way have a decent climate in winter, does it mean that the further north you go from Lisbon the colder/windier/worse weather it gets.
Is this the case for Estoril and Cascais etc also?

Seeing as I'm moving to that area in about four weeks I'll let you know the realities behind the Silver Coast and Central Portugal!

I am thinking of investing in a property on the Algarve. This would be an investment property that I don't anticipate wanting for personal use, at least not in the medium term. The development in question offers a guarnteed 4% return over the first three years after completion with the possibility of extending for another 3 years. There are stage payment but they are quite reasonable with the a signicantly large % due only on completion. It's 220,000 for a 2 bed fully furnished appartment in a beach front complex with pool etc. The developers are reputable and in the business for a good number of years with good reports in the press. In fact, as chance would have it, I was in school with the MD and would trust him. BTW he has no idea I am even interested so this idea is not coming from him.

Is there any reason not to? I welcome your comments, opinions and advice.

You can get great value south of Lisbon on the "Blue Coast" if you look, I have purchased there recently and am delighted....I got a 1 bed fully furnished for €119,000 plus approx 10% costs....easy buying process...on a glof resort 20 min south of Lisbon...5% return for 3 years.....5 weeks personnel use per year

Crazywater, the development I believe you are taking about is Costa de Cabanas, I won't mention the company, but they are asking for 1,990 per sq.m. for a property I looked at there a few weeks ago, whereas official figures from the Instituto Nacional De Statistica say prices in the area should be an average of 1,552 per sq.m. for apartments and 1,647 for houses. A competitor analysis of new-builds in the area provides an average of 1,792 per sq.m., which means Cost de Cabanas expensive.

The development was launched in 2003 and is still not sold out, which always concerns me.

The RICS's European Housing Study 2007 figures for Portugal point to a reduction of -2% for residential property in Portugal for 2006, and only a 2% rise in 2005 (which is a reduction in real terms). Tourist figures have also stagnated and there are proposals for at least 100 new developments, including the doubling of hotel rooms over the next five years.

I won't dwell on the fact that Portuguese economy is a basket case with a budget deficit that is in excess of EU limits.

It also appears they've added an additional €100K to some properties compared to the first phase and are quoting double digit capital appreciation despite the fact that the housing market is has stagnated there. I'd ask your old school chum for a reduction if I were you.....
