Hello all,

I am just back from Warsaw and am interested in buying a one bedroom apt for 100k. The apt is in Mokotow, which is just south of the city centre and there are good transport links to the centre, as well as a green area nearby. Apt size is 56sq m and is newly built.

One thing holding me back is that I am not sure what rent I can realistically receive. I spoke to some estate agents but want independent views. Any suggestions greatly appreciated.

Also I noticed when I was over there, that they had a list all ready in English so I suspect that they may have a list for foreigners and one for locals..

100k seems a lot for a one bed in poland.are you sure its not the paddy price? you'd want at least 650 a month rent to make that a good investment and i doubt you'd get 650 a month in poland.

Should have clarified:

it is 85 k for the apt but then another 9k if u want to buy a car space. The state of the apt is a shell so need to put down the tiles, paint the walls, buy bathroom and kitchen units etc.

This seems to be the normal going rate for apts in Mokotow area of Warsaw.. would appreciate any suggestions from any experts out there/anyone who has purchased in Poland

Set up a google alert for property in this area and they will inform you when any new info comes on line.

If you are looking for a high rental yield I wouldn't consider a property outside the city centre i.e. 5 mins walking distance from the heart of the city. The price sounds a little high to me. Most apartments are valued in m2 depending on proximity to the centre.

Properties in Krakow city centre circa 35m2 vary from 7k to 10k zloty depending on standard of build, refurbishment, whether there's a lift in the building etc.

Targeting the tourist market for rental through an agency such as Old Town Apartments www.warsawshotel.com usually yields a much higher return than the domestic market. On 250,000 zloty investment in Krakow (exchange rate at the time very favourable at 55k euros) gets approx. 400E/month year round. The apartment will be taken care of by way of heating, cleaning, water bills etc by the agency and you can exclude some weeks, usually off season for your own use.
 
Hi 10to1 - do you mean available to buy for 10k zloty or annual rent of 10k zloty? (about 2.5k euro)
