Poland exit strategy - selling thru more than 1 agent

Hi,

I have an off-plan appartment in Warsaw which I'm looking to sell before completion within a few months. I have 3 questions for anyone who has experience / knowledge to impart on selling up in Poland.

1) An agent I have only been dealing with through emails has agreed to market the property but I am wondering if I should employ 1-2 more to increase the market exposure and shift it more quickly.
2) If I go down this route, do I only pay the agent who finds the buyer?
3) Am I required to inform each agent that I have engaged other agents to try to sell the flat for me?

It really depends on the agreements that you sign with the various estate agents. You'll probably find that if you employ just one agent, then their sales fee will be lower that if you employ the services of several. Would the most practical route not be to use the agent that you bought it from - assuming that the development is selling well.
 
Thx for your reply, Budapest. I bought directly from the developer - no agent involved. I don't have any formal arrangement with any real estate agent. I just sent 1 agent an email asking them to go ahead after agreeing their fees for the marketing/sale & valuation. I am keen to sell within a few months.

How much is the apartment to marketed at?
 
It's on the market for around 150k euros. I'm just not sure the agent will prioritise it thus meriting engaging more than 1 to ensure it sells.

Whats the market currently like in Poland? Would you not advertise the property in Ireland to both Polish and Irish people?

If I were you, I'd call the agent on a regular basis in a friendly manner to get progress updates but also to gently remind him of your property. Too often, emails are ignored by those working in the property industry.
