Hi,

I hope to build a garage to the side on my house, 29' X 8'.

Garage will come flush with the front of the house.

I live in the Fingal area & have contacted the planning dept. via email but they just sent me a link to their website which has some info. on planning but its a bit vague & I'm really none the wiser.

I know it's under the floor space & height size required for seeking planning permission but is a garage considered changing the frontage of the house, which I think? you do require planning permission for.

Check out PL5 in particular.

You will require planning permission, as exempted developments for extensions are only for those to the rear of a house.
 
ang is correct if the garage is accessed through the dwelling.....

im assuming it will be accessed independant of the dwelling????


a garage is exempt from permission if it is:
1. under 25sq m (269 sq ft)
2. finished to match the dwelling
3. not placed forward of the front wall of the dwelling
4. does not reduce private open space to less than 25 sq m
height does not exceed restrictions (4 m pitched, 3 m other)
5. is not used for residetial, agricultural or commercial uses....


therefore from what you have described, it does not require permission....

You're right - I didn't actually read the leaflet I referred to completely!

It's all in there though, and the some of the other leaflets are worth reading too.

Many thanks for your thorough explanation of the planning laws, most informative.

It sounds like I do not need to apply for planning permission. I know there is a process by which I can apply for a letter from the County Council stating that the development is exempt. I might consider doing this just to be on the safe side.

I'll have to learn how to read more carefully :)
