I own a very old house which was extended 10 years ago (beyond exemption point) meaning any additional building work requires p.p. I wish to extend my lean too kitchen and want to increase the height of roof by 1/2 metre and extend the kitchen into yard by 1m. I know the work seems quite minimal but believe me; it'll make all the difference! I have drawn a v. crude plan. Where do I go from here? Do i contact a draftsman/architect? how would i find such a person???
 
you should contact an architect and outline your plans to him. You should also arrange at this point to apply for retention planning permission for the extension/add on's already in place. He could do all the necessary applications in the one and you will be able then to proceed with your extension and will have your necessary planning and certificates of compliance on completion should you ever need to sell / mortgage.
