Planning Permission needed?

We are end of terrace, on a lane. Between the house and the lane is our garage, adjacent to the house. It's an urban setting.

We are looking at an option to knock our garage down, apart from the front of the garage. Bear with me....the front has some nice red brick, and granite. We're knocking the rest to give us more garden space. So the front of the garage effectively becomes a front wall, opening up to the garden.

Would this need planning? The front of the house would look the exact same.

Your architect/ building surveyor / engineer should be able to clarify if the works will constitute ‘exempted’ development. -i.e. works that don’t require formal planning - however, such works must comply with standard conditions.

Thanks. Have a great architect, we pressed pause on a project due to funding shortfall. Having spent every hour of the last 8 weeks in the house, we now think we might have different brief/requirements/focus and have a totally different idea for what we should do. Just wondered if this new idea might need planning, before breaking the news to him! We ha e already got pp for a completely different design.

Well don’t be shy of planning permission. It is most likely not an issue - just the formality - and cost around 2k euro. But - better to spend effort and time on designing something functional and not just a basic extension that you won’t enjoy. ...
