Planning Permission & Land Reg Checks

Hi

We have just had an offer accepted on a house and are in the process of organising a solicitor and surveyor etc.

The house was redeveloped (although the outside di not change much) and I just want to know the best way of finding out if everything is ok with the planning permission for any of the work carried out.

Dont want to find out a few years down the line that we have to apply for a retention order.

Also looking to make sure that everything is ok with the land registry etc. (I think the solicitor may look after this but not sure)

both of these should be done by a good solicitor but I've had some dodge experiences with them so best to cover off yourself too!

Land Reg leave to your solicitor as that's why you are paying them conveyancy. The planning - just pull the file on the property from the relevant Co Co office and have a look at what was done, if anything. Then check the current house map/plan against what is in the file. Any diff. is debatable. If it is there a long time, then retention is a possibility - I would make it subject to the contract you are signing - buy subject to retention being granted or else €x off if you still want it - def. don't go ahead without checking or basing your contract on the outcome

Cheers Daddycool. Dead Chuffed. Dont want to let excitement get in the way of good judgement though. Solicitor is definetly looking after the Land Reg. I will Ring the Co.Co in the morning to get the house file etc.

Your solicitor will also look after the planning issue. Your solicitor will look for a Certificate of Compliance from the vendor before completing the purchase. Just mention this to your solicitor. This Certificate of Compliance covers the planning issue.
