Planning issues with Semi D's

Hi was just wondering about potential planning objections to a large extension out the back Im planing to a semi D. Our gardens face due South and am only going to look for 2 storey over half the width of the house, not on the adjoining side obviously. Also if anybody had any advice on whether to approach the neighbour with drawings beforehand or to keep it vague until the pp request has gone in.

definitly approach the neighbour - who knows he may be just about to do the same and you may have more scope for sharing work or building over to party wall etc.
 
Yes, as nai said, go to your neighbour before lodging your application or indeed prior to the notices appearing on site or in the local press.

The old saying about the shoe being on the other foot springs to mind. You would feel happier if the neighbour notified you in advance and showed you sketch proposals etc.
 
allways approach the neighbour, they'll find out in the end
anyhow and maybe they'd be a bit annoyed that you hadn't
consulted them in the first place.
 
as set out in the PLANNING AND DEVELOPMENT REGULATIONS, 2001
not all 2 storey extensions require planning permission if of course you've
not previously extended. for it to count as exempted development you
need to read the below.

(b) Subject to paragraph (a), where the house is terraced or semi-detached,
the floor area of any extension above ground level shall not exceed 12 square metres
3. Any above ground floor extension shall be a distance of not less than 2 metres from any party boundary
(b) Any window proposed above ground level in any such extension shall not be less than 11 metres from the boundary it faces.

The OP is going to apply for planning permission so while the information given would be useful in another situation it doesn't apply here
 
Go to your neighbour with an extension 1 1/2 times bigger than you intend to build.

Then let him beat you down to the extension you want.

You'll make him really happy. (This is a tried and tested strategy btw).

Dam good idea super. Only drawback that I would see is that the neighbour may get the impression that they can influence your decision and that you are a soft touch.
Still worth a go
