Hi,

We are planning to buy a 2 bed apt in phoenix park racecourse apartments.
They are priced at 310K. Can we ask them for a lesser price.Imean can we make a bid on the new apartments.Do you think prices will still go down?

I would make an offer, especially if I have all my finance in place - I'd also look for any extras. Prices may go down - it's just a question of wait & see.

Definitely.....all they can say is no. I would go in 20-30% less than the asking price if you already have your finance in place, and see what the response is.
 
Wouldn't but an apartment that's not walking distance to the city centre in a fit. A one way ticket to negative equity.

Drive past those particular apartments at night and see how many have lights on in them.
 
I wouldn't buy there either. Heavy traffic all around, trains packed. Too far from town for an apt. Prices still falling.
 
I am not keeping track of apartment prices in Dublin, so I can't offer a useful opinion on price, but the location of these apartments is, in my opinion, not all that bad - certainly not if you are working on the North side of the city.

Being right beside the Phoenix Park would be a massive plus for many people. And you could, at a push, walk from these apartments to the town centre. It's not city centre apartment living, granted, but nor is it by any means the same as being marooned the far side of Blanchardstown.

I would give it a couple of weeks, as far as I am aware the selling agents have submitted a new price list to the developer and are awaiting approval of same. Looking like another 35k/40k drop per unit, as was the case with each new launch last year. Hope this info aint too late!
 
they are nice apartments with a good finish. defo ask for at least 40k less if your a first time buyer and have the mortgage waiting to go, they might just jump at ya
 
Thanks for all the suggestions.We are thinking to wait for 3 more months .Prices may drop further.
 
why not make a low-ball offer, just to see what they say? Don't sign anything without the prior approval of everyone on this thread ;)
 
That site was never completed, ie there are still a lot of apts and house's etc still to be built. If things ever pick up you'll find youself living on a building site.factor that in also.
