Pepper has lost our deeds

Bredafc has not visited AAM for a long time now so may well not see your post unfortunately.
Thanks for that Sue Ellen. Anybody else had a similar experience? It involves both Land Registry and Register of Deeds unfortunately .
 
Chances are Pepper didn't lose them. When the loans are transferred two things happen, the deeds are transferred to Pepper or they are given a list to tell them who the deeds are with. This could be your old solicitor or a solicitor that your previous lender sent them to for some reason. Getting a solicitor to look for deeds sent to them a decade ago is a painful process and if Pepper had to go to the Law Society then it can take a long time to get a straight answer.

Now that you know that the deeds are missing the vendor needs to be very proactive. The vender needs their solicitor to put pressure on Pepper to get this fixed and to log a complaint and advise that they will go to the Ombudsman.

In relation to timelines, I have seen it take 2 or 3 months but also seen it take 2 years. Even if Pepper are on the ball and doing everything they can, they are relying on 3rd Parties to do work who they have limited control over.

If they started over the summer then it might be done before Christmas but there is a good chance it could drag until summer of next year if there is issues. You need to consider if you are going to continue with the sale regardless of delays and if you are then your solicitor needs to get an update on what has been done, what is outstanding, who needs to do what and what their estimated timelines are.
 
Hi AshKhan. Thanks for the above. Afaik, most of the above has happened. It is the paragraph wrt timelines that most interests me. The haziness of the current situation is very frustrating, not knowing if it will be 6 weeks or 6 months. Heaven forfend it's 2 years . I'm in fairly regular contact with my solicitor but I suspect he may not be having much luck getting info out of vendor's solicitor. Guess I'll just have to wait and see.
